Get people out if there is structural damage, standing water near electrical, or a gas smell.

Shut off water at the main if the source is a pipe, and cut power to affected areas if the panel is safe to reach.

Photograph everything before you move it. Wide shots of each room, then close-ups of the damage. Narrated video works too.

Throw nothing away. Damaged property is evidence for your claim until an adjuster releases it.

Emergency Work and Permanent Repair Are Two Different Jobs
A mitigation company extracts the water and leaves. A restoration crew tears out drywall and leaves. Six weeks later the owner is hiring a third company to rebuild, explaining the same loss for the third time, with nobody accountable for what the first two did.
Rebuilding takes a general contractor's license, which is also what it takes to pull the permits. Emerald Green is licensed for mitigation, restoration, and rebuild.
The Crews That Arrive After a Florida Storm
Every major storm brings contractors into the state who are not licensed to work here. Emerald Green holds Florida license CGC1538211, Certified General Contractor, and CRC1334485, Certified Residential Contractor. Both are certified rather than registered, so we can work anywhere in the state instead of one county.
We have completed more than 700 flood protection installations across Florida. We were here before the storm and we will be here after the claim closes.
Documentation
Most Florida policies require the owner to take reasonable steps to prevent further damage after a loss. Waiting for an adjuster before you stop active water can work against a claim instead of protecting it.

If You Are Not in Florida When It Happens
A large share of the property along this coast sits empty from May through October, which is exactly when storms arrive. Owners find out from a neighbor, a camera notification, or a news broadcast two thousand miles away.
We can be your presence on the ground. We walk the property, send photo and video documentation the same day, get emergency work underway once you approve it, and report on whatever cadence you want.
Owners in our Concierge Program get a post-storm property check as part of the program, so we already hold keys, access codes, and a record of what the property looked like before the storm.

Before the Storm
The properties that come through harsh weather the best are the ones looked at in April before the storm season.
A pre-season assessment takes a few hours. We check doors, sliders, garage thresholds, and anywhere water has gotten in before. We look at existing barriers and shields for fit and hardware condition, and at whether anyone on site knows how to deploy them. We photograph the property intact and date it, which gives you the before image that many claims miss.
You get a written report: what we found, what should be corrected now, and what can wait until next year.
Repair Once, or Repair Every Few Years
Emergency repair puts the building back. It doesn't stop the next storm from taking it out again. But while we're rebuilding, the walls and thresholds are already open, and that's the cheapest time to add further protections.

What counts as an emergency?
Active water intrusion, an opening in the building envelope, standing water inside, or damage that gets worse every hour it sits. Call if you are unsure. We would rather talk you through a non-emergency than get there a week late.
How fast can you be here?
Response times stretch in the days right after a named storm, because the whole region calls at once. Owners with an existing relationship or a Concierge Program enrollment get scheduled first.
Should I wait for my insurance adjuster before anything starts?
Most policies require owners to take reasonable steps to prevent further damage, so emergency mitigation generally proceeds before an adjuster arrives, as long as conditions are documented first. Permanent repairs are a different matter and usually wait for the claim. Open the claim, then call us.
Do you work with insurance companies?
We document the loss and price the repair in a format carriers and public adjusters accept.
Do you handle condo buildings and commercial property?
Yes. We work with association boards, property managers, and commercial owners, including phased schedules that keep part of a property operating while repairs continue.
What if I am out of state?
We document everything with photos and video, send updates on whatever cadence you want, and can walk the property remotely with you. Absent owners are a large share of the properties we work on.
What does emergency repair cost?
Emergency work prices by what the property needs and how long the drying takes, so we cannot quote it from a rate sheet. You get an itemized record of everything performed, which is also what the claim needs.
