How an Automatic Water Shutoff Valve Finds a Leak.
The system watches for water two different ways at the same time. One catches what you can see. The other catches what you cannot.
Flow Monitoring on the Main Line
The FloMeter measures how much water moves through your main line and how long it keeps moving. We will set one threshold for when the property is occupied and a tighter one for when it sits empty. A separate continuous-flow warning catches the slow leaks that never trip an alarm.
Point Sensors Where Water Shows Up First
Wireless sensors go under sinks, behind the water heater, at the washer hookup, under the dishwasher and refrigerator line, in the air handler pan, and in mechanical rooms. Water touching the sensor pins puts the system into alarm immediately. These sensors read temperature. If a mechanical room, wine room, or closed unit drifts outside the range you set, you hear about it before equipment fails.
The Valve Itself
A motorized brass valve on the main supply, NSF/ANSI 61 approved for drinking water, in a waterproof enclosure. It carries a manual override lever, so anyone standing next to it can open the line by hand without an app or a service call. Battery backup keeps the system running through an outage, and alerts reach you by text, email, or automated phone call. An online portal lets you see status and close the valve yourself from anywhere.

What is an automatic water shutoff valve?
A motorized valve installed on your main water line, paired with sensors and flow monitoring. When the system detects water where it should not be, or flow that does not match normal use, it closes the valve and stops the supply to the whole property. Everything happens without anyone present.
How fast does it shut the water off?
Under a minute from detection. The valve closes on its own, so nothing waits on you seeing a notification.
Where does the valve get installed?
On the main supply line, typically after the meter where it enters the building. In a condominium unit, it goes on the unit's supply line inside the wall or a utility space. We identify the location during the assessment.
Will it shut off my water during normal use?
No. The system learns your thresholds and holds separate settings for when the property is occupied and when it is empty. A long shower and a burst line look nothing alike in flow data. Filling a pool or running irrigation is handled by adjusting settings ahead of time.
Does it work during a power outage or internet outage?
Yes. Battery backup keeps the system running through an outage, and the valve carries a manual override lever that opens the line by hand. Alerting uses cellular and Wi-Fi redundancy so a dropped internet connection does not take notifications down.
Can I close the valve from my phone?
Yes. The online portal lets you check status and close or open the valve from anywhere, which is useful when you leave for the season or get a call about a unit.
Will my insurance carrier give me a credit?
Many do. Carriers distinguish automatic shutoff systems from simple leak alarms, and credits commonly fall between 3 and 10 percent of premium. How is this different from the leak sensors sold at hardware stores?
Those detect water where they sit and sound an alarm. They do not monitor flow inside your walls and they do not stop the water. If nobody is home to hear the alarm, the outcome is the same as having nothing. A shutoff valve system does both jobs.
Can this be installed in a condominium unit?
Yes, and it is one of the most common installs we do. Unit work involves association approval, elevator and access scheduling, and work-hour rules. We handle that coordination.
Can a commercial system shut off one zone instead of the building?
Yes. Commercial installations are zoned, so a failure on one floor closes that riser while the rest of the building keeps operating.
Does this protect against hurricane flooding?
