How Our Commercial Flood Barriers Work

Custom Aluminum Plank System

Each barrier is a marine-grade aluminum plank system engineered and cut to the exact dimensions of the opening it protects.

Low-Profile Mounting Channels

We install permanent mounting channels beside each opening ahead of time. They sit flush and low-profile, so storefronts and lobbies look the way they always have between storms. Wide openings like loading docks and warehouse bays get intermediate posts to carry the span.

Deploys in Minutes

When a storm is forecast, the planks slide into the channels and stack from the ground up. Each opening takes minutes.

Sealed by Compression

Compression gaskets seal every contact surface. The barrier holds back water by its own structural strength, with no air pressure to lose and no sealant to fail.

Compact Storage

After the storm, the planks come down and go into a utility room, a garage cage, or a storage unit on site. Each set is labeled to its opening, so the next deployment goes in the right order.

Made for the Life of the Building

With routine maintenance and an occasional refurbish, the system is designed to last as long as the building does.

What We Protect

Lobby entrances and storefronts

Parking garage entrances and ramps

Loading docks and service doors

Elevator and mechanical room access

Ground-floor units and amenity spaces

Pool decks and courtyard openings

Every building floods differently. Elevation, opening sizes, thresholds, and the direction water moves across the site all change what each barrier needs to be, and we look at all of it during the assessment.

Condominiums and Associations

A flood in a condo building lands on the whole association. A flooded lobby, a parking garage full of water, and a dead elevator affect every owner, including the ones on the top floor.

We work with boards and property managers through the full approval cycle, starting with a written scope you can take to the board. We schedule around your meetings, coordinate resident notice and building access during installation, and give the manager the documentation needed to report back to owners.

Who Deploys the Barriers

A barrier protects the building only if it is in place before the water arrives. On a larger property, that takes planning: who has keys, which openings go first, and where the planks are stored.

We write a deployment plan for each property and train your maintenance staff to carry it out. If your team cannot cover it, our Concierge Program handles deployment before the storm, removal after it, and routine maintenance between seasons.

Flood Protection and Insurance

Many Florida commercial policies offer mitigation credits for flood protection. We provide the documentation your carrier needs with the quote, and again after a storm if you file a claim. We go over what applies to your property during the assessment and coordinate with your insurance agent when needed.

Licensed, Insured, and Easy to Verify

Florida has a large population of contractors bidding commercial flood protection without the license or insurance to do the work. The bid comes in lower, and the exposure lands on the property owner.

Emerald Green holds Florida license CGC1538211, Certified General Contractor, the broadest construction license the state issues. You can verify it at myfloridalicense.com in about thirty seconds. Any contractor bidding your project should be able to hand you theirs just as quickly.

Other Ways Water Gets In

Flood barriers stop surge and rising water at the ground floor. Many commercial buildings also need Storm Armour on sliding doors and leak detection on the plumbing inside. If your building is due for renovation, we can install barriers as part of the project through our commercial contracting work, with one crew and one permit cycle.

Frequently Asked Questions

What are commercial flood barriers?

They are deployable systems that seal a building’s doors and openings against storm surge and rising water. Ours are custom aluminum plank systems engineered to each opening.

Will the barriers affect how my business operates?

No. The mounting channels sit flush and low-profile, and the planks only go up when a storm is forecast. The rest of the year, your doors work the way they always have.

How long does it take to deploy them before a storm?

That depends on how many openings the building has. We write a deployment plan for your property and train your staff to follow it. Concierge Program members can have us deploy the barriers for them.

Where do we store the barriers?

In a utility room, garage cage, or storage area on site. Each set is labeled to the opening it fits.

Can you protect a parking garage entrance?

Yes. Garage entrances and ramps are among the most common openings we protect on condo and commercial buildings.

Do flood barriers help with flood insurance?

Sometimes. In many flood zones, commercial buildings can use dry floodproofing toward flood compliance and their insurance rating. We review what applies to your building during the assessment.

Do you work with condo boards and property managers?

Yes. We provide written scopes for board review, schedule around your meetings, and handle resident notice during installation.

How long do the barriers last?

With routine maintenance and an occasional refurbish, they are designed to last as long as the building.

What do commercial flood barriers cost?

Pricing depends on the number and size of openings and the site conditions, so we quote after the on-site assessment. The assessment is free.
