How to Choose Flood Barriers for Florida Doorways

Doorways are the number one entry point for floodwater in Florida homes. Not the foundation, not the roof, not even the windows on most properties. The front door, the side door, the slider out to the lanai, and the door from the garage into the kitchen account for the vast majority of interior flood damage we see in residential claims. If you are going to protect anything, start with the doors.

What follows is the conversation we wish every homeowner had with themselves before they called any flood barrier company, including ours. The wrong product on the right door fails just as badly as the right product on the wrong door.

Start with threshold height and predicted water level

A flood barrier is rated to a specific height. That number has to clear the highest realistic water level at that opening, and it has to clear it with margin. Florida’s FEMA flood insurance rate maps publish base flood elevations for properties in special flood hazard areas. If your finished floor sits at twelve feet and your base flood elevation is fourteen feet, you need at least two feet of barrier above the threshold, and the prudent answer is three.

For properties outside special flood hazard areas, the question shifts to your specific drainage. We have seen homes take eighteen inches of water that had never seen more than a damp lawn before, because a new development upstream redirected runoff that the original site survey never anticipated. Threshold barriers should be sized for the worst observed event in the neighborhood, not the one your own property has lived through.

Aluminum plank versus inflatable versus sandbag rack

The three main categories perform differently. Aluminum plank systems use horizontal extruded planks that stack into vertical channels mounted to the doorway frame. They seal with a compression gasket that engages when the planks lock. The footprint is the doorway itself plus a few inches of frame. Deployment time on a typical residential door is between sixty seconds and three minutes once the planks are out of storage.

Inflatable barriers use a water-fillable or air-fillable bladder that conforms to the opening. They work, but they have failure modes that aluminum does not have. A bladder can be punctured by debris or a sharp threshold. They require a water source or a pump on site. The seal depends on contact pressure that can drop if the bladder leaks or if the surface beneath is irregular.

Sandbag racks are the budget option and the most common reason people end up with wet floors anyway. Sand soaks through. Water seeps under the bottom row. The rack itself is rarely sealed to the doorway. They work as a last resort, and they are better than nothing, but they should never be marketed as equivalent to a sealed barrier system.

The seal is where every barrier succeeds or fails

Every barrier system in the market claims to seal. The difference is how. Compression gaskets on aluminum systems engage when the planks are torqued into position, and they require the doorway frame to be straight and the threshold to be even. If your doorway is bowed or your threshold is uneven, even a top-tier barrier will leak unless the installer shims and squares the channels properly during installation. This is the most common installation failure we see when we are called to fix someone else’s work.

Inflatable systems seal by pressure against contact surfaces. They are more forgiving of irregular openings but less forgiving of debris, sharp edges, and storage abuse. Sandbag-based systems do not seal at all in any technical sense. They obstruct, slow, and absorb. Those are useful but they are not the same as a seal.

Florida Building Code and product approval

This is where homeowners get into trouble fast. The Florida Building Commission maintains a product approval system for building components used in the state. Flood barriers are not always required to carry an FBC product approval number, but if you live in a wind-borne debris region (most of coastal Florida), components attached to the building envelope have to meet impact and pressure ratings appropriate to your design wind speed.

An installer who cannot tell you whether their product carries an FBC approval number, or who waves the question off, is telling you something. The right answer is either “yes, here is the approval number” or “this product does not require FBC approval because it is not a permanent attachment, and here is the engineering report that documents its performance.”

Deployment time matters more than people think

Rapid intensification storms shrink the window for any deployable system. If your barrier takes thirty minutes per opening to deploy, and you have six openings, you have three hours of work in front of you, ideally finished before tropical storm conditions reach you. Homeowners who installed deployable systems in 2018 and never practiced have learned this the hard way during recent storms.

Ask any installer for the realistic deployment time per opening. Not the marketing time. The time it actually takes someone who has done it twice before. For aluminum plank systems on residential doors, two to four minutes per opening is honest. For inflatable systems, five to ten minutes plus pump time. Anything longer and you should plan crew help.

Storage is the silent failure point

Every deployable barrier lives in storage between storms. That storage decides whether the system works when you need it. Aluminum planks left leaning against a garage wall for three years develop bent edges that prevent the seal from compressing properly. Inflatable bladders folded in damp conditions develop mildew and seam weakness. Gaskets dry out and crack in the Florida heat.

The five questions to ask any installer

Before you sign with anyone, including us, get clear answers to five things. What is the product, and does it carry a Florida Building Code product approval number or an engineering report. What is the realistic deployment time per opening, demonstrated not promised. What is the seal mechanism and what conditions can compromise it. What is the storage requirement between storms and who maintains it. What is the contractor’s license number on the Florida DBPR site and what classification (flood barrier work usually requires CGC or CRC).

An installer who answers all five clearly and in writing is worth talking to further. An installer who answers three of five and changes the subject on the other two is telling you to call someone else.
