What Happens When a Pipe Bursts While You’re Away
The phone call usually comes around hour 60. A neighbor walking past the house notices water seeping out from under the garage door, or a property manager doing a Friday rounds drive sees something dripping off a soffit. By the time the homeowner answers the call, the disaster has already happened. The water has been running for two and a half days, into a sealed, empty home, with nobody to turn it off.
This is one of the most expensive and most preventable forms of property loss in Florida. Snowbirds, vacationers, second-home owners, and any property manager handling absentee units all live with this risk. The good news is that the math, the timeline, and the fix are all well understood. Here is the field-tested version of what happens, hour by hour, when a pipe fails in an empty home.
Hour 0: The Failure
The failure point is almost never dramatic. It is rarely a frozen pipe or a dramatic burst. The most common origins, in our field experience installing leak-detection systems across hundreds of Florida homes, are:
- Washing machine supply hose. Rubber, 5+ years old, sitting under constant 60+ PSI pressure. When it gives, it gives wide open.
- Ice maker line. Quarter-inch plastic tubing behind the refrigerator. The most common failure mode in vacation homes.
- Water heater tank. A 12+ year old tank corroding from the inside out. The drain pan is rarely sized for full tank discharge.
- Toilet supply line. Same braided line as your washing machine, same pressure, similar failure rate.
- Pinhole leak in copper. Florida’s water chemistry corrodes copper from the inside. By the time it shows, it has been weakening for years.
The flow rate at the moment of failure is what matters. A typical residential supply line moves 4 to 6 gallons per minute at standard pressure. A washing machine hose can move 8+. The water just runs.
Hour 1: Two Hundred and Fifty Gallons In
One hour after the failure, the home now contains approximately 250 to 350 gallons of water it didn’t have before. Initial damage path:
- Water has fully saturated the floor in the immediate area, and is moving outward across hard surfaces.
- Carpet and pad in adjacent rooms have begun to wick water laterally.
- Subfloor (especially particle board or OSB) is absorbing water and beginning to swell.
- Lower drywall has started capillary action upward; the bottom 6 to 12 inches of wall is wet.
If You Were Home Right Now
This is the only window where the damage is recoverable with a mop and a fan. If somebody is in the house, the response is simple: turn off the main water at the meter, shut off the water heater breaker, call a plumber. Total damage might be a few hundred dollars and a wet weekend.
Hour 6: Drywall Saturation, Ceiling Failure
By hour six, you are at roughly 1,500 to 2,000 gallons of accumulated water if the leak is at typical residential flow. Ceiling drywall in a unit below has now been bearing wet weight for hours. The first ceiling collapse usually happens around this point. It is dramatic and loud, but in an empty house, nobody hears it.
- The unit below (in a condo) or rooms below (in a multi-story home) is now also damaged.
- Lower kitchen cabinets, if affected, have absorbed water through the toe-kick. Particle board cabinet boxes are functionally destroyed once they swell.
- Wood baseboards and trim have begun to lift, separate, and warp.
- Engineered hardwood floors have started cupping. Solid hardwood will follow within hours.
Hour 24: Mold Spore Activation
The 24-hour mark is the one that turns a water-damage claim into a remediation project. Mold spores activate in damp drywall in roughly 24 to 48 hours under Florida humidity conditions. Once activation begins, the affected drywall and any porous materials (carpet pad, insulation, soft goods) cannot be dried out. They have to be removed and replaced.
The water heater is still running at this point unless the failure was the heater itself. Anything still pumping water continues. Total accumulated volume by hour 24, at typical residential flow rate: 5,000 to 8,000 gallons. That is the volume of a backyard plunge pool, sitting inside the building.
Hour 48: HVAC Contamination
By hour 48, humidity inside the sealed home has climbed dramatically. The HVAC system has been pulling moist air through the ductwork. If any ducts cross through wet areas (most do), they are now interior surfaces of a humid system. This is when mold starts to colonize ductwork itself.
Damage now extends beyond the immediate failure area:
- Mold colonization in HVAC ductwork.
- Insulation in wall cavities is saturated and contaminated.
- Subfloor is failing. Tile is delaminating. Engineered floor seams have separated.
- Smell. The house, even after eventual cleanup, holds the smell for weeks unless the affected materials are fully removed.
Hour 72: The Discovery
Most catastrophic-loss leaks are discovered between hour 48 and hour 96 by a third party. Neighbor, lawn crew, property manager, mail carrier. By the time the homeowner is on the phone with the plumber, the water has been running for three days. Total accumulated volume in the home: 12,000 to 18,000 gallons. The HVAC has been distributing moist, contaminated air through every room.
What the cleanup looks like:
- Full demolition of affected drywall and insulation, often well beyond the visibly wet area.
- Replacement of subfloor, often partial structural repair.
- Replacement of all flooring throughout the affected zone.
- Cabinetry replacement, often kitchen + at least one bathroom.
- HVAC duct cleaning or replacement.
- Mold remediation under containment.
- Insurance battle. Many policies have water-damage limits that fall well short of the actual cost.
The Fix: The Pipe Never Reaches Hour 1

- The system logs the time, sensor location, and shutoff status for insurance documentation.
The leak never gets to one gallon, much less twelve thousand. The drywall stays dry. The HVAC stays clean. The vacation continues.
